Leucadia is quaint, eclectic beach town located along the Pacific Coast Highway in the northwestern section of Encinitas. There are beaches, shops, restaurants and surf shops strung along the Coast Highway in a loosely organized town center. Leucadia encompasses the two beach parks Leucadia State Beach and Encinitas County Beach, but more importantly, the 3 popular surf spots: Grandview, Beacon's and Stone Steps. 1501 Neptune is located less than 2 blocks from the stairs to Grandview Beach.

Californiabeaches.com declared Leucadia the best old-fashioned beach town in California. The city begins with a grove of eucalyptus trees that line the street where traffic lanes are divided and a train track runs right down the middle of the road. Train passenger service to downtown San Diego goes all day long, but more often you'll see groups of bicyclist speeding by in their colorful garb along the thoroughfare. In January 2010, Encinitas City Council voted to adopt a streetscape design for Leucadia's Hwy 101. The Leucadia 101 Streetscape calls for a total of 1,111 trees (over 900 new trees and retaining 92% of existing trees); 5 roundabouts; wider sidewalks; reduction of 1 northbound lane, which will allow a northbound bike lane, walking trail, trees and landscaping on the east side of the highway; southbound bike lane, and a combination of parallel and back end diagonal parking.

Homes along Neptune Avenue are mostly single-family homes ranging in value from $1.5m for older homes, to $2m-3m for newer homes on the east side of the street. Homes on the west (bluff) side of the street range in value from $3m up to $10m, depending on size and condition. 1501 Neptune Avenue is located on the east side of the street less than 2 blocks from the stairs to Grandview Beach, and is walking distance to many shops and restaurants including: Pannikin coffee shop, Just Peachy neighborhood market, and the Leucadia farmers market on Sundays.
